What are the benefits/drawbacks of buying a home with foreclsure/auction vs. rent to own vs. buying outright?

My husband and I will be looking for a new home within the next 3-6 months. I have researched mortgage rates and we live in the northeast which has very high housing prices to begin with. I am considering all options above but was wondering if anyone had any advice regarding their own knowledge or experience of pitfalls that I should be aware of with each of these options. This will be an FHA loan and I really want a nice solid family home in a good school district and family neighborhood. Also any good places to search for these types of listings in the RI area would be appreciated everyone seems to want money for the search and I am leary to distribute my credit card to them

Your community college or local Adult Education organization may have classes you can take in buying distressed/repossessed properties in your area.

Auction sales are best left to the professionals, there are too many pitfalls for the unwary. Are they cash only? Are there liens on the property? (Probably yes, could be huge) Can you inspect before bidding? (Usually not) Has it been trashed/looted? (Usually yes) You usually have to have any financing in place before bidding. You are also competing with professional flippers who have been through this many times.

Some agents specialize in foreclosures/bank-owned properties, look around for one. Call local banks to see if they use a particular agency. Also many pitfalls here.

Rent-to-own can be a scam. What happens if the owner goes bankrupt? Buying outright is by far the simplest.

I’m searching for missoula/huson, mt area and i’m not gunna pay $45 dollars to do so. or any amount of money at that….please help, i’m just trying to find a home for my parents.

There is no central website that will have all the foreclosures with info etc lined up for you in the area you want for FREE. They will all want your credit card info.

Yes, realtor.com has foreclosures, but YOU have to sort through a myriad of other listings to find them.

Best bet, is contact a local realtor for the area and ask them for the list of foreclosure properties. They will not only give them to you for FREE, but they will be glad to show you the property as well!

Private home/cabin rentals Lebanon (Middle East) for a weekend in Feb/March?

I am an American (never been outside the Western Hemisphere, traveling alone) who is visiting a friend who lives in Lebanon this February/March, and will be celebrating my birthday during that time. While I am on a bit of a budget, one thing that I would like to splurge on is a weekend with my friends there in a house or cabin in an interesting area (ski, coastal, historical, etc). I haven’t really been able to find anything online, and figure that the people here might be able to save me some time and tell me if such weekend rentals exist in Lebanon, how much to expect to pay (Fri-Sun or Mon), and where to find listings for them. Thanks all!
I have checked out all of the national tourism sites for Lebanon, but gotten nowhere. I have emailed them, and awaiting response. I just figured that maybe someone here would have a direct connection to a site for these purposed, or know an agent there who handles such requests.

There’s a very nice place in Faraya (ski area, like 1 hr away from Beirut) called Hotel Badr… It’s not so much of a hotel more like chalet…. Very cozy! Prices vary according to how big the chalet is. They’re number is 00961.3.749999

Should I be upset with my friend? How should I tell her?

To make a long story short. My husband and I are realtors and are struggling in this slow market. My friend asked me to send her home listings in her area because her and her husband were considering buying a home. She really liked the ones I sent her and she asked me to keep an eye on her neighborhood for new listings as they come up.
This morning I checked my email and I recieved a blanket letter to all of her friends stating that she and her husband bought a home yesterday afternoon.
I feel betrayed. They knew we’ve been struggling with money this year, we even had to cancel some trips we had planned with them because we couldn’t afford it. Also, I have reason to believe that they may have purchased a home that I sent them the info for. They said they went to an open house and just purchased through the listing agent that was there and that they never thought to call us.
Shouldn’t they have told me first? How do I tell them how upset I am over this?
Another thing is: My friend has recently made a big stink about all her friends patronizing her new business she just started 2 months ago. Shouldn’t she pay me the same courtesey?

Ah. Another example of people having no idea that their friends actually depend on their professions for their livelihood.

People can be stunningly selfish; doctors and lawyers are asked for free consultations at parties every day. All sorts of professionals are expected to give time and effort to friends for free.

You seem to have been hit up for freebies in this way, and that’s inexcusable.

How do you tell your friend…? The only good answer is, in every small way you can. I’d be VERY cool with this woman until she (finally) asks what on earth she did wrong. THEN I’d tell her.

Of course, this assumes that the woman had no idea that she was, in effect, stealing from you.

And, something tells me she knew she was behaving badly.

I’m so sorry to hear yet another incident where someone ripped off a friend.

Are there any websites that have full MLS listings for homes / land?

All the major real estate websites have a lot but not all listings and info….

You can go to www.Realtor.com. They get their listings from local REALTOR associations across the nation.

Not all listings will be on www.realtor.com because as agents input the listings into their MLS, they can elect whether or not to have that listing show up on www.realtor.com. Also, not all agents are Realtors and have access to the MLS so their listings will not appear on www.realtor.com.

As for info, the listings only offer the basic information about the property and not complete information about the listing for safety reasons and because some of that information is confidential and not available to the public.

Do You Think The Multiple Listing Service should be REQUIRED to Let Anyone List Their Home?
