Are those rent to own ads on craigslist legitimate?

I’ve been searching for rentals in the Bay Area Craigslist postings and have come across multiple listing for 2-3 bedroom homes for a very low monthly rental. The ad states "Rent to Own, take over payments program offering Pre-forclosures, Foreclosures, FSBO’s and Auctions" I don’t understand it and don’t want to be taken advantage of so can anyone shed some light on the legitimacy of these listings?

It looks like they’re trying to pull a fast one one someone. I’m not sure exactly what the game is. Maybe it’s to get someone in a rent to own situation, which greatly benefits a seller and is very risky for a buyer/renter.

The first red flag is the take over payments claim. You can’t take over payments on someone’s mortgage in order to buy their house. You have to get a new mortgage in your name that pays off the seller’s mortgage. Title then transfers to you and you are the new owner. The only thing that you might possibly be doing is buying the property with seller financing (they hold the first mortgage). But, they might be trying to get you into a situation where you’re paying the seller’s mortgage for them and they never lose actual ownership of the property (some kind of scam).

Rent to own is where you rent a place from the owner for significantly more than it should rent for each month and the excess is applied toward a down payment. You usually have a certain time period where you must either buy the property or lose a lot of that accumulated money. Rent to own is good for a buyer who doesn’t have the cash for a down payment and/or he must delay buying, because he has to repair his credit before qualifying for a loan. The buyer can also lock in the price of the property in advance. But, there is the risk of losing that extra money if the deal falls through.

Rent to own is good for a seller, because they get to charge more for the rental. And, historically speaking, most rent to own arrangements don’t end up with the renter buying the property. And, the agreement is usually one where the majority of the money that would have been applied to the purchase does not get refunded to the renter (the owner keeps it).

The renter must also continuously rent the property during what can be a pretty long term (a few years) for the purchase option to be available. If the renter has to move for some reason, the owner again pockets most, if not all, of the down payment money.

I’m pretty sure i’ve come up to a website that searches the listings, but isn’t one of those realtor.com or homes.com websites…
OR WHAT IS THE BEST SITE TO LOOK FOR HOMES FOR SALE?

Realtor.com is the most comprehensive site I know of. I think it includes all MLS listings, but there is a couple day delay between the initial listing on MLS and the listing on realtor.com

i was looking for a 2 bdroom apt in the SanFernando Valley, CA for max. $1200 a month. when i came across a company that said that i could rent a pre forclosed home with an option to buy for anywhere from $600 and up a month. or if i just wanted to rent it such as how apartment rentals work that can be arranged too. Of course i signed up to their site for $7 to get 7 days of access to the addresses and contact info to all their pre forclosed home listings. upon finding a home i was told to contact the owner to set up a meeting and it was up to the home owners descretion of the rental terms. My concern is this is too good to be true! I did drive to some of the addresses listed and the homes looked great (3br 2ba) for around my range of $1200. Now who wouldnt take the 3br house over a 2 br apt. How can i be sure that after 3 or 4 months of residency someone doesnt come knocking on the door saying that i have to leave even if i have a signed lease.and how can i be sure that the deal is legit. please help me understand what im getting into. i am a single mother of an 8 year old girl and cannot afford for any unexpected financial surprises. Thank you very much!

The word "pre-forclosed" should scare you. This means they are about to be foreclosed on. Once forclosed you may or may not be able to stay- depending on who buys it.

No longer can edit my TV listings on my Yahoo home page. All I want to do is add A&E?

All I get is that new Yahoo (beta) TV listing crap. The left window no longer opens so one could move a listing from one side to the other.
Passed this off to "Ask Mike" but leaving open for now. Who knows, there may still be some intelligent life left out there someplace.

Recently Yahoo has some problem. Don’t worry. Hope it’ll be solve soon……….

When I type in key words from my website name into the yahoo search box. I would like the home page of my specific website to come up as the #1 listing option after I press seach. How do I go about doing that?

Both search engines use a search criterion to rank the listing. Model your page to suit the criterion for the search engines and poof, you are number one.
