Pull up a map of Carlsbad and Oceanside that delineates the zip codes. Write the zip codes down and plug them into the various search sites for real estate rentals. It is very easy to find rentals when you search by zip code.

Another key thing to do is contact a realtor in the two areas and have him/her do your legwork for you. After all that’s their job and it’s free to you. The realtors know the areas so well and will save you a ton of time.

You have to check with your county assessor office. Once or twice a year most counties have a auction. They list the properties in a web site, or newspaper. You do not have to wait for the auction. You can buy a tax forfeited property anytime. When a property is sold tax forfeit, all other mortgages are void. However banks can redeem the property by paying the tax.

It is rare to find a home that only has taxes due.
That would mean there is no mortgage on the home.
Usually people will make a mortgage to pay the taxes.
Again, extremely rare to find homes with just taxes due.
Don’t listen to those infomercials.

Many people take their properties off the market for winter as moving in winter stinks. And not many buyers are out there stomping around in the snow to look. Therefore, rather than trying to keep the house market ready, they wait until spring.

The flip this house market is all but gone. Now that market levels have drifted down to a new normal with little hope of going up anytime soon (decades )investing in homes makes no sense. Sales are back to a new normal, only buying and selling because you are moving, upgrading or downgrading.
