Has the quality of pics in the real estate listings in your area gone down?

I’ve noticed pics with towels in the bathroom strewn about, dishes in the dishrack, unkempt laundry rooms… I thought pics were supposed to showcase the home and be flattering.

Lots of new agencies on the market and I’m noticing a trend.

Buying a house…where do I start?

I want to buy a house… what do I do first? Do I buy a new home? perviously owned? what a good interest rate? I don’t know were to start! Every agent I speak to wants to sell me one of their listings. I just need some honest help on what to look for and what questions to ask, whats a interest rate, a good motrgage payment, etc. My credit is pertty good about 750 & I make about 70,000/year, have a few large bills like tuition, car payment & some mics, stuff. to pay. IS that goos enough to buy a home? What price range should I be looking for? I live on the border of Texas & NM. Any web sites that can help a first time home buyer? Help me with real estate jarjon, etc…

First, you need to figure out what’s important for you in a house. I suggest creating a “nice to have” list and a “don’t care about” list. In other words, make a list of what is important for you in a house. Are great schools a major factor in where you want to live? Is access to public transportation important? Nearby parks? Proximity to your job? Do you prefer urban, rural or suburban living? What isn’t important to you? Make this list and then you’re ready to start

Start with open houses in an area where you might want to live. You can walk through homes and get a feel for what’s on the market. Then, you also may want to consider a buyer’s (real estate) agent, but, that’s not really my area of expertise.

What I can help you with is “the basics” of shopping for a mortgage. Keep in mind, the interest rate isn’t really as important as the impact on your monthly budget. How much of a payment (don’t forget to include taxes and insurance!) can you afford each month? Knowing the answer to this question will help you find out your target home price. And don’t forget to include in your home-buying budget expenses such as closing costs, appraisals, fees, ect. You really need to talk to a mortgage professional as soon as possible to get specific information.

Overall, your credit score and income sound solid, but don’t forget that there are four parts to getting approved for a mortgage: income, credit score, assets and the property itself.

On the radio the other day I heard a song that was about a father telling his son that he loves him in his own way. Some of the lyrics were about how the son is going to college and the dad checks everything in the car then tells him to call his mom sometimes. Then later he is married and living in a new home and his dad fixes it up to make sure it is safe for his son to live in, bu going back and forth to the hardware store. I thought tge song was by Bucky Covington but I can’t find it on any of his track listings. Please help me.

recently my home page was CHANGED without warning, I DON,T LIKE it I am NOT able to read my EMAILS PROPERLY AT ALL

If you have been switched to the New Mail, then on the mail screen click Options, then click Switch to the Classic Mail. If it asks if you are sure you want to switch, click Yes to Opt out. If it’s the homepage, you can’t return to the original since Yahoo made the new homepage permanent. For most of us it was Nov.11. But you can click Page Options, then click Switch to Compact View, that will stop the pop ups and fly overs. It makes it more like the original.

Trying something new to sell Real Estae?

I have NO clue why Realtors charge as much as they do to sell a house..

I am thinking about doing a programs that is :

I charged $500 upfront + (1/2) of 1% of the sales price (in addition they still are responsible for 3% buyers agent)

For example on a 300k home:
Traditional Cost: 9k (me) + 9k (buyers agent) + 5k buyers closing cost = 23k

My Way: $500 (upfront fee) + 1500 (1/2 of 1%) + 9k (buyers agent) + 5k (closing cost) = $16000

My way = Total Savings of 7k

Do you think people would consider this method?

The upfront fee would cover some my out of pocket expenses such as signs, electronic key’s, advertising etc

I did do a little research and there is someone in my state that does this but she her upfront fees are a little more . Although this month alone she got 98 new listings and since last year around this time she has gotten 958 total (not including the one’s that sold)

What are your thoughts?
Maybe I should have mentioned I am a licensed agent.

I pay my broker $85/month. For access to the two MLS services. My company also host my website (included in monthly fee), telephone, by the way the electronic key is a one time fee since I am a member of the MLS. I only have to pay for my personal key so show homes. Also my broker will only not more than 30%. My continuing education is FREE . My broker host clases 2-3 times a month for this

Our listings are sent out to over 750 websites (and counting).

Of course there would be a disclosure that states we cannot guarantee a home will sell but we will continue to try until it is sold.

there are a couple companies in my state that does this but they really do not do much sales. Mainly because they are internet based and there is no physical office (besides the a real estate agent that does this on the other side of the state) and the other agents are not really "known" agencies I am with a nationally known company which i think will help

Im looking to buy a new home and many of the listings say "forced air" cooling system, does that mean swap cooler or central air?

I’m really interested in buying a single-family house 1br, 1bath (or higher) under the budget of 200k. I dont want to lease the land. Im interested in buying the house as well as the land. I’m also not interested in doing home loans. Is this possible under the price of 200k. Im planning to buy in the San Diego, CA area by the way.

In most places, when you buy the house, you also buy the land.
There are a few exceptions – for example: much of the land in Huntington Beach (owned by oil companies) and back bay area of Newport Beach (I think this is owned by Irvine Company). Hawaii also has a lot of places that you lease the land.

Just tell your realtor you aren’t interested in seeing these kind of properties.

Real estate – difference between home styles?

My realtor subscribed me to some automated email subscription that emails me new listings in the area and I am a bit confused with all of the home styles, would be nice if I could quickly tell the difference between them but even research online hasn’t really gotten me anywhere. I’ve listed out all of the ones I’ve seen so far, some of them are obvious to me (family, low-rise, townhouse) but others I have no idea what these styles are (brownstone, cape, garden). Is there some reference guide online that will show me all the different styles? I live in Boston but certainly some or most of these are region independent? Thanks!
