Our company has recently made the move from contract work to new home construction and in summer 2005 constructed 2 homes in a small development. We have tried to sell them on our own, but the price was a little high compared to the other lots because of extras like granite countertops, travertine tile, etc., and we still have them on our hands, growing more expensive with every month’s interest payment. Have you all had any success with other forms of advertising/selling? If so, please divulge…I am very open to suggestions. Thanks!
I think that any advertising you do on the property is worth your effort. The more people who know you have a product to sell the more possible purchasers you have. However, it needs to be a listing that deals with your area and not the entire country. I buy and sell properties and have not had my ads in such areas show results.

I know he represents the seller, but wouldn’t it be in his best interest to both list and sell it to double dip the commission. What are the drawbacks for the buyer in this circumstance. I’ve asked him all the initial questions, and now would feel bad if I put in an offer using another agent.
Doesn’t really matter either way. The only thing that would be sticky is if there is conflict between you and the seller. I’ve seen buyers and sellers who refused to be in the building for closing at the same time. I think it’s best if you have someone totally representing YOU and your interests.

There is nothing comprehensive in ATL, but the AJC probably has the most listings. A Realtor will be able to show you many more than just the open houses, and is recommended when your search gets serious

The banks try and price at FMV, and only go about 5% less then that, so you are OK.
Of course your market may not support that, in mine, CA you would need to offer more then the listing.
