I purchased a duplex listed as 40000sq ft seven years ago. I recently refinanced my duplex, and had an appraisal done. The appraiser came up with 3400sq ft. This is a huge difference and must be false advertisement. It also means I overpaid $40000 for the duplex. What can I do?

You looked at it didn’t you?
If you mistook 3,400 for 40,000, (an obvious error), it’s on you.
If you mean 3,400 vs 4,000, the inclusion or exclusion of an
unfinished basement or attic could easily explain the difference.

I’ve gone to a couple of online sites and in the end they just want you to pay money!! Is there a free listings area?? Thanks.

http://www.realtor.com list all homes with an MLS number, including foreclosures. Many foreclosures are now labeled as such on the site.

Otherwise, your real estate agent or title company gets a pre-foreclosure and auction list on a weekly basis.

Most jurisdictions also require public notice, usually printed in the local newspaper. This notice will state each home in foreclosure and when the expected auction date is.

I live close to Philadelphia, pa. But would like some in Jeresy or just out of the city need a good area for my son.

The local newspaper (or its website) is the best place to find up to date listings for rentals.

i purchased a home 4/2010. the listing showed that property taxes were 900 per year. i bought the home. when i went to homestead the property i found that the seller didn’t mention that he was on a state program for the disabled and the first 75000 were not taxed. so now my taxes will more that double. is there action i can take? shouldn’t a home listing have all the correct information for perspective buyers?

How can a listing have that information if it’s particular to you? The seller is not responsible for predicting the tax burden on future owners. What you can do, if you got a loan, is check the good faith estimate. Underwriters calculate expected tax as part of your monthly payment for qualification.

I seen a HUD home for sale and really liked the property. I decided I wanted to put an offer in 2 days later and was told the listing expired. The house had no bids on it. Will it be relisted or is there another way I can buy it?

They will list it again, however, this time investors get to bid, so if it is a good deal you need to bid pretty high.

When you see that a buyer’s agent name is the same name for the listing agent on a renovated listing for the same home does that mean that they are most-likely the owners of the home (like the initial invester and they fixed it up and are reselling it)?
Just wanted to note that the buyer agent was for when it was an REO property, then it was renovated and relisted and now that same agent is the listing agent.

It does not mean they own the home. It means they represent both the buyers and the owners of the home. It’s called a "double end" or "double ending".

If the selling agent is the owner, or is related to the owner, usually they have to disclose this in the listing.

The offers starting at would a little less than the real estate agents have said my house would sell for. Is this a good or bad idea?

It is a great way to go if you can take appropriate steps to get the home ready for sale. You home must be priced appropriately and must be attractive to buyers. The effort that you put into the selling process will have a direct impact to how buyers respond to the home. Potential buyers will decide a lot when they first look into your home. Always keep in mind that their impression about your home should be the best impression. Your house must be clean, well maintained, and attractive. Love at first sight can happen if the exterior of your house is absolutely perfect. The outside may be the initial attraction and may draw potential buyers in, but the interior of the home will make them decide. Make them feel that house is their new home not your old one.

I know every market is different, but did you really get more offers after an open house?

Absolutely, you want to attract the "lookers" most of them are thinking about buying a house….some not right now but that one couple that comes to your open house may decide they are ready to buy, maybe not yours but ready. A lot of ppl don’t want to have a realtor show them the house. I for one don’t need someone telling me how spacious the cabinets are, I would rather just go in the house and look around myself. It’s like buying a car, you want to go look at some that have sparked interest to you, your not interested in the salesman telling you that if you buy today you get the free steak knives. And the best news is you don’t have to do anything to have an open house, a simple sign two weeks before, a clean house and kids at the grandparents. Oh yeah, lock up the slobbering dog somewhere. As in, "Yankees vs. Red Sox", or "Brazil vs. Denmark". When two teams are playing at a neutral site, can you tell from the order of the names which one is considered the home team?

If so, is the convention worldwide or is it different in different parts of the world? Thanks in advance!

2nd team is the home team. Yankees vs Red Sox means Yankees at the Red Socks.
