How do I insert a property search in my real estate website?

December 312010

I’m creating a website for my real estate business myself and I don’t have much experience with building sites. How can I create a page were people can submit their properties listing information into to database. and how can I put a search bar in the home page so people search the listings.

pretty much like any other real estate website works

You should pay someone to do this for you if you are serious about your business.
If you insist on doing it yourself, try a cms with a property extension, joomla should do the job.
There are several property search components for this system, I quite like Joomla Estate Agency (jea), which is free, although I had to modify it quite a bit to work how I wanted it.
You can see all the real estate components available here: http://extensions.joomla.org/extensions/vertical-markets/real-estate

So you install Joomla on your webserver, install the component of your choice then configure it all. You may want to purchase a good commercial template to make the site look professional.

The best day(s) to buy newspaper when looking to rent a house/apt/duplex/etc.?

December 232010

I am looking to move and not sure what day is the best to purchase the newspaper. What day or days has the most listings in the classifieds for homes and apartments for rent? Thanks.
I’m in California, USA.

Today! The best deals are scooped up the first day the advertisement runs in the newspaper. While Sundays tend to have more listings these are what was left over from the previous week that nobody wanted.

Is it safe to rent a vacation home in NYC through Craiglist?

December 212010

I found really nice vacation homes on craiglist, better options and prices than on homeaway or vrbo.

However I am a little worried about the reliability of the listings. What do you think, safe or not?

Also the apartments go from $420- 840/week on craiglist for one or two bedroom apartments… Isn’t that a little low considering through homeaway they are $800-1800?
Also the apartments go from $420- 840/week on craiglist for one or two bedroom apartments… Isn’t that a little low considering through homeaway they are $800-1800? And that’s in Manhattan.

I tried to book an NYC apartment via Criagslist but the person who replied seemed very sketchy. I googled the person’s email address and mobile number and found out it was a scam.

Best way to protect yourself is ask if your friend in NYC (doesn’t matter if you don’t have a friend there) can go check out the apartment. If they say no or stop replying emails, you’ll know.

Also, never make payment by Moneygram or Western Union. Best to do it via bank transfer or Paypal.

As a general rule of thumb, if the offer is too good to be true, something’s up. You could try www.roomarama.com or www.airbnb.com

Good luck!

Where do I find legit listings for apartments, houses, and townhouses for rent in California?

December 192010

I’ve spent the last two days searching for and replying to bogus ads for homes to rent in the Bakersfield, CA area. It seems that many people are taking rental property information and photos and re-posting them elsewhere online in hopes of scamming people out of their money. I keep getting a reply about people putting their homes up for rent while they are away in Africa for years when I contact landlords on Craigslist. What is a legit site I can use to find real apartments, townhouses, and houses for rent in California?

Have you tried your newspaper’s classified ads?
This is the way to go.

Does anyone know of a good website to find homes for rent?

December 172010

My fiance and I are looking for a home for rent in the Merced/Los Banos/Holister type area, and are having no luck finding a good sites for listings. Does anyone know of any good websites???1 HWELP!

I hope you realize these towns are not close to each other.

They are all mostly populated with illegal aliens, there to work the farms. You need to just drive around looking for For Rent signs, they simply are not going to be many online. These are really poor towns (because the illegals do not pay taxes) with very few people speaking English, let alone online.

Fine foreclosure listings without signing up with a company.?

December 122010

How can I get a list of foreclosure listings and bank owned homes in my area without signing up with some company. I don’t want to give my info out and I want to keep searching for free.

thsi question gets asked 10 times a day do a search. you can go to your local county coutrhouse and pay the records clerk to print them out. thats the same thing the companies do and charge you $100 for them even though it cost them like $2. Also when you buy them from cmopanies they are out of date. you can find foreclosures on realtor.com, craigslist.org, loanhomeonline.com/findamortgage you dont have to go to any special sites

Most comprehensive real estate listings?

December 82010

I am in the process of relocating to another city and want to buy a home. I want to search the neighborhoods I am interested in via the internet before I get involved with an agent. I would like to go to one site to see as many listings as possible instead of going to all these different sites. Does anything like this exist?

Not sure to what city you are going, but many have their own local MLS (mulitple listing service) board. I live in a large Metroplex area with a very comprehensive site that loads in real time with changes, additions, and deletions as they are input by the various MLS members and brokerage firms. Check first to see if there is not such a site for that city. Try googling it: —Local MLS Board for [city state]— like Houston TX. The very first links that typically appear are the pay-per-click sites; I doubt any of those sites will be it. The first link following those PPCs should be the site you need. Very often you’ll know it. For instance, Houston is www.HAR.com which stands for Houston Association of Realtors. So it may be as simple as the first letter of the city with the abbreviation following for Association of Realtors.

Anyway, the local MLS board will be your most comprehensive site. Most other sites do not stay updated. Plus, I’ve learned recently there are some sites now that scam prospective tenants out of app fees and sec deposits leading them to believe certain properties are for rent when in fact they are not. Be very careful. Stay with only reputable sites. Local MLS boards have standards to uphold making them both reliable and reputable. Best of luck to you and yours in your move!
